The lease cannot be altered except through another written agreement signed by both parties unless the original lease specifically gives a party the power to change something on their own. For instance, the lease may allow the landlord to change the rules on having animals at any time.
The lease should include the following: The monthly rent due. What day the rent is due. The methods of acceptable payment. The allowable grace period for late payment, if any. Fees due with late payments.
In some cases, the clause may say that you can extend your lease with a new rent based on the current fair market value of your space at the time of renewal. Its also possible for landlords to insert clause that allows the rent to be increased with an extension based on changes in the consumer price index.
Once the lease is initialed and signed by both parties, it is executed and will generally hold up in court. Now you can add an addendum or amendment to the contract if both parties agree and sign the change in writing.
A lease clause is a specific part of a contract or rental agreement between the landlord and tenant. These clauses need to be compliant with local state laws and other agreements between the two parties.
