Option to Purchase: The lease to own agreement includes a provision giving the tenant (lessee) the exclusive option to purchase the property at a specified price. This option is usually exercised at the end of the lease term. Purchase Price: The purchase price is predetermined and stated in the agreement.
An exclusive use clause grants a tenant an exclusive right to engage in a specific activity or operate a particular business in the space they lease. This prevents the landlord from putting competing businesses in the same plaza, mall or building.
Base rent and monthly rent The contract must also explain if the rent includes or excludes property taxes, insurance, maintenance, utilities, and additional costs. If the rent is exclusive of these charges then the owner must specify the amount that the tenant needs to pay in regards to these expenses.
This assignment clause allows you to determine whether all of the assignors interest in the lease is being assigned or only part of it. For example, if interest in only one-half of the premises is being assigned, the document should note this.

Essentially, an exclusive use clause gives the tenant a certain amount of protection for their business by specifically prohibiting any competitors from cutting into their business by operating in the same building or plaza.
