And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and were doing just a quick question-and-answer session on, we hear all the time, locking an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, youre locking in that rate for a specific period of time. And so, like I say, youre going to close your loan inside of 30 days, we would do a 30-day lock, and youre guaranteed no worse than that rate. - So youre locking in your interest rate for your mortgage? - Yep. - That youre going to be getting. - Yep, and youre guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So theres lock extensions. You can, actually, with the small possibility that your rate can improve, even though youve locked it in, but its no worse than that rate. - And so is there a cost to locking in a longe

If youre nearing the end of the mortgage rate lock period and need more time to close on your home, you can pay for a rate lock extension. The fee is typically a percentage of your loan amount. The longer the extension, the more youll pay.
Rate lock extension fees vary based on the lender and loan terms. Typically, the fee is a percentage of the loan amount or a set fee per day or week of the extension, ranging from around 0.25% to 0.375% of the loan amount.
The charge for a rate lock could range from 0.25% to 0.5% of the amount of your mortgage. For example, on a mortgage loan of $450,000, a 0.25% rate lock deposit would be $1,125.
If your rate lock expires, you must relock it before closing. When relocking, the lender gives you the current market rate or the rate you locked initially, whichever is higher. For example, your initial rate of 6% expired, and rates have since increased to 7%, so your new rate after relocking is 7%.
A float-down provision or float-down option is an agreement between you and your lender that can be made after you lock a rate. Youd pay an additional fee usually 0.5% to 1% of the loan amount to drop your locked-in rate to current mortgage rates.
Contact your lender or broker and ask for the rate lock. Provide a time frame, too. Review your new Loan Estimate. Your lenders new Loan Estimate should clearly say the interest rate cant increase unless the rate lock expires.
Lenders usually charge an extra fee for extending the term of the rate lock period, however, beyond the standard 30 or 60 days; so ask about what to expect if you need to extend the lock.
A lock-in or rate lock on a mortgage loan means that your interest rate wont change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application. Mortgage interest rates can change daily, sometimes hourly.
