[Music] hello everyone welcome back to the video updates todays video is going to be pretty short and quick its in reference to questions that we receive in different ways regarding the rights of the parties that are named on the deed when the property is about to be sold so in order to make the video make more sense im going to give some background information on the question that we received this week about this particular topic the particular property that were talking about is real estate that was owned by party a and then party a later met party b and decided to put party bs name on the deed document now the property itself had a mortgage on it and the mortgage is in party as name and so party b was later added to the deed remember the mortgage itself is a promissory note and thats usually signified by a deed of trust thats what secures the interest in the collateral which is the real property itself and of course there is also the deed which is a warranty deed usually or

Adding your partners name to your mortgage through remortgaging offers potential benefits like joint ownership and improved borrowing power. However, its like a whole new application, with joint credit checks and potentially higher rates if their credit score is lower.
In rare cases, lenders will allow you to add additional people to a mortgage although all will have different requirements around doing so. Unfortunately approaching the existing lender route is the exception and most lenders wont allow you to add someone to the mortgage without remortgaging the property with them.
Signing a mortgage deed prepares you to formalise your commitment to the mortgage lender, outlining the terms and conditions of your loan. On completion of your purchase, youll be entering into a legal agreement to repay the borrowed amount of money over an agreed-upon period.
In other words, if your name is on the deed, you are tenants-by-the-entireties, and if one of you dies, the other owns the property entirely. Since you were not able to pay for the property outright though, who technically owns the home, you or your mortgage lender? The short answer is that you do. Your name will go on the title and the deed of the house. Your home serves as collateral on the loan, but you own it for most intents and purposes.

A title transfer is required in any situation where ownership of a property is transferred to another person, including purchasing a home or adding a name to the house title such as adding your spouse to house title or adding a child or other family member.
When you own a home, the deed is the physical document that proves ownership. The title is the concept of legal ownership that the deed grants you. You can think of the deed as the document that transfers, or passes on, the title or the right to ownership. When you buy a home, you need both.
