If you do not leave at the end of the notice period, your landlord must apply to the court for a possession order. If the court gives them a possession order and you still do not leave, they must apply for a warrant for possession - this means bailiffs can evict you from the property.
The best method without involving the courts, if your situation qualifies, is to use a Section 21 notice. An assured short hold tenancy agreement is the most common form of rental agreement, and for this, a section 21 will notify your tenant of the eviction without actively removing them or involving court.

In Massachusetts, it is illegal for a landlord, on their own, to remove tenants and occupants and their belongings from a rented apartment, room, or home without first getting a court order. The court case that a landlord files to get a court order is called summary process (the legal term for an eviction).
Your landlord must send you a 14-Day Notice to Quit if terminating your tenancy for non-payment of rent (M.G.L. c. 186, 12). If it is being terminated for any other reason, you must be given written notice 30 days, or one full rental period in advance, whichever is longer.
In Michigan, filing fees cost about $45, but there could be additional costs if the eviction involves money. The additional charges could go as low as $25 and as high as $150.
A landlord can evict a tenant for not paying rent, but the landlord must first give the tenant a 14-day notice, after rent is due but not paid. The notice must state that the tenant has 14 days to either pay rent or move out of the rental unit, or the lease will terminate.
In Michigan, the law allows for faster access to court and a quicker resolution in an eviction case than a lawsuit would usually take. Its illegal for a landlord to evict you without going to court and getting an eviction order first.
A tenancy-at-will can be either oral or written. The landlord or tenant can end a month-to-month tenancy-at-will by giving a written 30 days (minimum) notice to quit that must expire at the end of a rental period. Pay special attention if the notice to quit is given in February, which has less than 30 days.
Filing with the Sheriff There is a non-refundable filing fee of $60.50 which must be paid in the form of a check, money order or cashiers check. Two (2) Certified copies and two (2) additional copies of the court order are required at the time of filing.
