Tip number one, get it in writing. If you go look at a place to rent, and the landlord tells you, Dont worry; this is gonna be all fixed up by the time you move in, just make sure you get that in writing. Just grab a piece of paper, write down all of the things that the landlord should fix, have the landlord sign it, you sign it, also, include the date that the repairs should be done by, and keep a copy for yourself. If the landlord is reluctant to sign that piece of paper, proceed with caution. If it were me, I wouldnt sign the lease, and I wouldnt move in. Tip number two, once move in to your home, make sure that you make requests for repairs in writing, and keep a copy. You have a right to safe and livable housing. So, in the winter there should be heat, and in the summer there should be ventilatio

Legally, your landlord cannot increase your rent within the first 12 months of your tenancy contract, or by more than 20% (15% in some federal states) over a three-year period. Some landlords, therefore, charge stepped rent (Staffelmiete), that increases gradually over time.
What a rent increase notice should include The date of the notice. Name and address of the property manager or landlord. Name and address of the tenant. Last day of the current lease. Amount of the increase. Date the increase goes into effect. Timeframe for tenant to accept increase or reject lease renewal.
Landlords cannot raise rent more than 10% total or 5% plus the percentage change in the cost of living whichever is lower over a 12-month period. If the tenants of a unit move out and new tenants move in, the landlord may establish the initial rent to charge. (Civ. Code 1947.12.)
In 2015 they introduced rent controls Mietpreisbremse that mean landlords cannot extend rents beyond 10 per cent of the current rent index for their neighbourhood, a rate set by the local government. This has been set in law until 2025.
The amount that a landlord can increase the rent must be realistic and reasonable. For example, if similar properties in the area are renting for 500 /pm they couldnt realistically expect to charge 700/pm. A fair rent increase percentage in the UK is generally between 3-5% annually.
Every tenant in Germany is protected by the legal notice of contract termination of at least 3 months. The longer you reside in the apartment, the longer the notice period becomes.
(Theres a cap of an increase of 7.7% for social housing in 2024-25). This means that landlords have the freedom to set the rent to whatever level they think fit. That said, if its above the market rent, the tenant can challenge the rent increase in the First-tier Tribunal.
