If the landlord and tenant dont make a new agreement, and the tenant refuses to leave, the landlord can apply to the LTB for an order to evict the tenant. Important: In this situation, the landlord can apply to the LTB for an eviction order without giving the tenant notice.
Place the documents under the door of the unit or put them through the mail slot in the door of the unit (as long as the person is still in possession of the unit.) Deliver the documents to the persons agent or representative by fax, mail or courier.
A landlord cannot: Physically evict a tenant. Change the locks without an order from the RTB. Take a tenants personal property without a court order.

If tenants are served with a 3 Day Notice to Pay or Vacate, and if they dont pay, the eviction process in California can start on the 4th day.
If a tenant commits a substantial bdocHub, the landlord can apply to the RTDRS or Court to end the tenancy, or give the tenant at least 14-days notice to end the tenancy. A tenant must be given the notice at least 14 clear days before the tenancy is to end.
