How’s it going everyone Matt Leighton and welcome back to another video. Today we’re talking rental application mistakes. In this video, I’m going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, let’s get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You haven’t even seen the place but you want me to ask the owner if they’ll lower the rent? Will you be applying? Do you want to set up a visit? Can we see your application to make sure you don’t have a credit score of 400? The time to negotiate is when you submit the application. THere’s nothing wrong with negotiating. In fact, I almost encourage it depending on the m...

A landlord can ask you about your income, but they must also look at any available information on your rental history, credit references and credit rating (such as through Equifax Canada).
No! All a landlord should need is proof of good credit rating, your previous rental history, a security deposit, and the 1st months rent. Please do not provide your bank statements to anyone.
Landlords use your bank account number to check if you 1) have a bank account to begin with and 2) that you make enough money to pay for rent by reaching out to the bank for confirmation of funds. A bank account number can be provided instead of a W-2 form or pay stubs.
How do I update my bank account? Go to your Payments page. Click into the Property you'd like to edit. Click on the Settings tab. Go to the Bank Accounts section and click "Edit". Select the account you'd like to use or add a new checking account. Proceed through the payment setup steps to save your changes.
While this may sound uncomfortable, it is legal for your landlord to ask for your bank statement. The law allows landlords to verify the financial stability of their tenants, which is why they require bank statements from tenants.
Landlords and property managers generally look for tenants with a credit score above 670. Landlords can also look at any debts or loans you have. Having a bad credit score can get your rental application denied. If you have a bad credit history, get a recommendation letter, or ask someone to co-sign with you (like us).
While this may sound uncomfortable, it is legal for your landlord to ask for your bank statement. The law allows landlords to verify the financial stability of their tenants, which is why they require bank statements from tenants.
Typos in your routing or account number can cause bank verification to fail. Double check your account information and carefully re-enter it. You may need to contact your bank to confirm your routing and account numbers.
Most landlords and referencing agencies require tenants to provide bank statements as proof of income and rent payments.
You can open a bank account online or at a branch, if the bank offers brick-and-mortar locations. The information you'll be asked to provide will be much the same whether you're opening a checking account, a savings account or both.
