Account for the lease modification as a termination of the original lease and creation of a new lease from the effective date of the modification. Measure the carrying amount of the underlying asset as the net investment in the original lease immediately before the effective date of the modification.
Calculate the present value of all lease payments; this will be the recorded cost of the asset. Record the amount as a debit to the appropriate fixed asset account, and a credit to the capital lease liability account.
If a lease is terminated early, Asset leasing can record a termination journal entry to write off the lease liability, right-of-use (ROU) asset, and accumulated depreciation, and book a gain or loss. The early termination process terminates a lease and its associated lease books.
What is the journal entry to record the finance lease on the lease inception date? On the lease inception date, the company debit right of use (ROU) asset and credit lease liability for the net present value of future minimum lease payments.
As can be seen from the diagram above, a modification will only be treated as a separate lease if it involves the addition of one or more underlying assets at a price that is commensurate with the standalone price of the increase in scope. 1 All other modifications are not accounted for as a separate lease.
The new lease is recorded on the commencement date of the new lease, which is the date the lessee has access to the leased asset. For example, if a lessee modifies a lease to use additional space in a building, the new lease should be recorded once that space is available for use. See LG 3.2.
Modifications to an operating lease should be accounted for from the effective date of the modification, considering any prepaid or accrued lease payments relating to the original lease as part of the lease payments for the new lease. [IFRS 16 para 87].
Lease termination in its entirety The accounting for this scenario is relatively simple. The lessee derecognizes the right of use asset and a lease liability. Any difference between the right of use asset and lease liability value should be recorded in the income statement as a gain or loss.
A lessee shall recognize the amount of the remeasurement of the lease liability as an adjustment to the right-of-use asset. However, if the carrying amount of the right-of-use asset is reduced to zero, a lessee shall recognize any remaining amount of the remeasurement in profit or loss.
When a lease modification is accounted for as a new lease, the lessee accounts for the separate lease in the same way as any new lease, using a new discount rate. A lessee revises the discount rate when there is a modification that is not accounted for as a separate lease.
