Definition. Adaptation. Adaptation concerns fixtures: How an item fits can determine whether the item is personal property or real property. Basically, if the item is made for the specific spot, it is a fixture. For example, window shades are usually fixtures.

A real estate fixture is any object permanently attached to a property by way of bolts, screws, nails, glue, cement or other means. Items like chandeliers, ceiling fans and window treatments are generally seen as fixtures and will stay with the house in a real estate transaction.
Adaptation. Another test is whether the object is adapted to the use or enjoyment of the real property. Examples are home furnaces, power equipment in a mill, and computer systems in bank buildings.
Man-made attachments are items that were added to the land and meant to be permanent or long-term. For instance, houses, fences, sidewalks, large playground-type sets, or swimming pools. These items may have started as personal property but have become an attachment when put on the land.
The Bottom Line Usually, anything permanently attached to a property is a fixture and will stay with a home when its sold.
There are three tests that courts use to determine whether a particular object has become a fixture and thus has become real property: annexation, adaptation, and intention. Disputes over fixtures often arise in the transfer of real property and in landlord-tenant relations.
Personal property is not considered fixtures in real estate since they are not permanently fixed and can be moved. Examples include a portable microwave, clothes, or jewelry.
