The basic idea behind the design of traditional mortgage is that the Borrower pays interest and repays principal in equal installments over an agreed-upon period of time called the maturity or the term of the mortgage. Thus, at the end the loan has to be fully amortized-means there is no mortgage balance remaining.
Other benefits to the Beneficiary Deed are (a) you can change your beneficiary, or add new beneficiaries at any time prior to your death; (b) you do not need to have your beneficiary approve or agree to the sale or refinancing of the property; and (c) the Beneficiary Deed will avoid probate.
It also isnt possible to add someone new to your mortgage without refinancing the loan as the bank will have to assess their income before they make them liable for the mortgage debt. It should be noted that a mortgage does not imply ownership over a property which is instead denoted by a land title.
Youll need to apply to have your partners name added, which will be subject to the standard income and credit checks, and youll also need to have a solicitor involved to add the new name to the title deeds. The legal process is known as a transfer of equity.
