In Texas, landlords have the right to issue a lease violation notice when tenants fail to comply with the terms of their lease. The notice should clearly outline the violation and provide a reasonable time frame for the tenant to remedy the issue or face potential eviction.
The most common break clause is the 6-month break clause. Both the landlord and tenant can break their lease without incurring any penalties if they are unhappy with it. Some landlords will extend the break clause limit to 12 months or even longer.
A break clause is a line in the lease that allows the landlord, tenant or both to end a lease early without facing a penalty.
Leaving before a fixed-term lease expires without paying the remainder of the rent due under the lease is called breaking the lease.
You can only end your fixed term tenancy early if your agreement says you can or by getting your landlord to agree to end your tenancy. If your agreement says you can end your fixed term tenancy early, this means you have a break clause. Your tenancy agreement will tell you when the break clause can apply.
