In most instances, youll need to provide documents to show proof of assets. The specific documents you need will depend on the type of asset, but brokerage statements and bank statements are commonly used to show proof of assets.
Down payment seasoning That means that the down payment funds must have existed in the borrowers bank account for a specific amount of time, usually at least 60 days.
Most lenders require at least two months of cash reserves if you are applying for a conforming mortgage loan. However, the requirement can be as much as 24 months for higher-priced homes.
You can remove or withdraw instruments registered against the title (i.e. caveat, mortgage, builders lien) using a discharge. The original fully executed discharge, along with the registration fee, can be forwarded to a Land Titles Office for registration.
Over the time you repaid your mortgage, you legally owned the property, but the lender held the mortgage lien, or claim, to it. Now that youve paid back the loan, the lender needs to remove the lien, and to do that, itll issue the deed of reconveyance.
The simplest way of taking over a mortgage is to inform your lender of this decision and request a loan assumption. The loan assumption simply allows you to remove the co-borrower, in this case, your spouse, from the note. All the other terms and conditions of the loan will remain as they were.
You will need to execute a transfer deed and complete the Land Registry form entitled Transfer of Whole of Registered Title, then send both documents to the Land Registry with their fee and identification documentation.
The standard way lenders like to see your down payment is the most recent 90 days bank statements from whichever accounts the down payment is coming from. The lenders will want the statements to be able to be connected, so it is best for at least one of them to have your name, account number and dates on it.
If all, or a portion of your down payment is coming from outside of the country, make sure those funds are deposited into your Canadian account a minimum of 30 days before the closing date to ensure they are free of any holds.
The entire funds do not need to have been in your account the full three months, but you need to show a gradual accumulation of the down payment saved and any large deposits or transfers to your account will need to be explained, as accumulated savings cannot be borrowed.
