A contract for deed is a type of seller financing, where the seller agrees to give possession of the property to the buyer immediately. The buyer makes payments directly to the seller, usually monthly, over a period of time agreed upon by both parties and established within the contract.
The sellers financing typically runs only for a fairly short term, such as five years. At the end of that period, a balloon payment is due. The expectation is usually that the initial seller-financed purchase will improve the buyers creditworthiness and allow them to accumulate equity in the home.
How Does Owner Financing Work? In owner financing, the buyer and seller enter into an agreement where the buyer agrees to pay the propertys purchase price in installments over a specified period. The buyer makes a down payment to the seller and then makes regular monthly payments, similar to a traditional mortgage.
