Landlord may increase rent once every 12 months, limited to 3% of the current rent, or the regional Consumer Price Index (CPI), whichever is higher. Rent increases are expressly subject to the provisions of AB 1482 California Tenant Protections Act (Cal. Civ.
For a yearly tenancy, 6 months notice must be provided. As we previously explained, a landlord cant increase the rent during a fixed-term tenancy unless there is a rent review clause set out in the tenancy agreement that says the rent can be increased.
California landlords can raise the rent once or twice per year, depending on the length of the lease agreement. For longer leases, tenants can only raise the rent once per year, at the end of the lease term, while for short leases, including month-to-month leases, California landlords are limited to two rent increases.
Rent Increases: There is no legal limit to the amount of rent a landlord can charge. However, in order for the rent increase to be valid, the landlord must provide the tenant proper notice of the raise in rent and the tenant must agree to it (signs the lease with the new monthly rent).

Beginning on May 1, 2022, landlords must limit residential rent increases to 3% in a 12-month period or request an exception using the process described below.
