all right good morning everyone Im going to get started here so todays webinar were going to talk about the digital signatures uh with ODOT plans and um I guess just uh kind of start off here were going to do kind of a an overview of why odots doing this and and kind of the process moving forward here um go ahead mute foreign so Oda started accepting uh PDFs as the final plan set back in 2014 and prior to that we actually had Tiff images and then you know the plans were made up of individual Tiff images so you know we didnt have like a full set it was you know every sheet was its own Tiff and then there was a push by uh the construction industry to move to a single PDF for our construction plan so there was a lean event that happened internally to kind of vet that process out and move that forward um so you know this has been eight years or so now going on nine years and um we dont really have a process or have implemented a process for digitally signing uh those plans electroni

A deed of reconveyance is a legal document that indicates the transfer of a propertys title from lender to borrower legally referred to as the trustor in deed of trust states. The deed of reconveyance is typically issued after the borrower has paid off their mortgage in full.
What is a Deed of Reconveyance? Deeds of reconveyance remove deeds of trust from the public record; it transfers the title of a property from the trustee named in the deed of trust back to the borrower or property owner. Deeds of reconveyance are infinitely precious to trustors.
Once the mortgage amount is fully cleared, your solicitor will arrange for the deeds to be released to the solicitors and mortgage provider of the new buyer. Once this mortgage has been finally paid, you may need to pay the lender a final fee which will cover the administration necessary to return your deeds.
The Full Reconveyance Form is completed and signed by the trustee, whose signature must be docHubd. Full Reconveyance form can be purchased at most office supply or stationery stores. Usually the trustee named on your Deed of Trust will also have forms available and will issue the Full Reconveyance.
As an example, say Sally decides to purchase a house, and in doing so, she needs to take out a mortgage of $300,000 from the bank. The new property acts as collateral under the deed of trust. Once Sally has fully paid off her mortgage, the trustee must then complete a Request for Reconveyance.
A Substitution of Trustee and Full Reconveyance is normally used when a deed of trust is assigned to a new beneficiary who wishes to substitute itself as trustee and at the same time record a full reconveyance.
As an example, say Sally decides to purchase a house, and in doing so, she needs to take out a mortgage of $300,000 from the bank. The new property acts as collateral under the deed of trust. Once Sally has fully paid off her mortgage, the trustee must then complete a Request for Reconveyance.
The title deeds to a property with a mortgage are usually kept by the mortgage lender. They will only be given to you once the mortgage has been paid in full.
