It is a responsibility and obligation of the landlord under the Residential Tenancies Act to provide rent receipts. Refusing to do so could mean fines paid to the Landlord-Tenant Board or labeled as interference with the tenants reasonable enjoyment of the unit and a rent abatement for your tenants.
A rent receipt form should include the following: Tenants name or business name. Property address. From: Property owners name or property management company name. Contact information. Date. Receipt number. Monthly rent. Rent due date.
A landlord is obligated to provide receipts for rent paid. If they refuse to do so, you can apply to the Landlord and Tenant Board (LTB) in Ontario. This can be done online here: . You would complete a T2 Application about Tenant Rights.
When you pay rent, you have a right to get a signed receipt. The landlord must accept or acknowledge receipt of rent, as well as cash your rent check within 30 days. If the landlord refuses, it constitutes tenant harassment.
