The purpose of Indianas mechanics lien statute is to provide a contractor a remedy for unpaid labor or materials furnished to the improvement of real property. Information on specific requirements for filing a mechanics lien and release can be found in Indiana Code 32-28-3 and 32-28-6 .
Some states allow liens to be effective the date the work or material was ordered, regardless of: The date it was filed. In other states the effective date is either the date construction began or materials were supplied, the date of completion, or the date the lien was recorded.

For residential projects in Indiana, the deadline to file a mechanics lien in Indiana is 60 days from the last date that the contractor or supplier provided services, labor, or materials. For all other projects, the lien must be filed within 90 days of the last date that the claimant provided services and labor.
