In this video, Matt Leighton discusses seven rental application mistakes to avoid, particularly when applying for properties owned by private owners. The first mistake is negotiating rent before formally applying. Many prospective tenants inquire about flexibility on rent without first visiting the property or submitting an application. Leighton emphasizes that negotiation should occur after the application is submitted. He highlights the importance of serious inquiries and having a completed application handy, which includes key information such as a credit score, before discussing terms with the owner.

Many landlords are willing to overlook a poor rental history if you can find a close friend or relative with good credit to co-sign the lease with you. A co-signer doesnt actually live with you like a roommate but simply agrees to be held responsible as well if you damage the property or fail to pay your rent.
