To remove a mechanics lien, you simply need to pay the person who worked on your property. Contractors, subcontractors, and suppliers can only file mechanics liens when they do not receive payment for the work they performed on a property.
Generally, this requires the assistance of a lawyer. The homeowner may petition the courts under Civil Code Section 8480 in California to remove the mechanics lien when it is not timely issued or recorded. A lawsuit is usually necessary to file it against the owner by the contractor or subcontractor.
Per a 2016 amendment to the Illinois Mechanics Lien Act, the state developed a statutory process for the interested buyer to obtain a surety bond for the amount of the lien, effectively removing it by proving you have the means to pay it at a later time. This process is known as bonding over the lien, or bonding off.
Under Section 53.171(c) of the Texas Property Code, a mechanics lien can be discharged with a bond even after the dispute has arisen and the lien has been filed. The bond must be substantially higher than the lien amounts.
When a lien is bonded off, a payment bond is available to pay off the lien. This provides a guarantee for payment to the construction firm and allows the property owner to be able to sell, finance or transfer the property without fear of a lien on the title.
How Do You Remove a Lien? Pay the debt: If you have a valid judgment lien against your property, paying the creditor in full will remove the lien. Negotiate with creditors: With the help of an attorney, you may be able to work out a settlement with your creditor to remove a judgment lien.

Deposit the Lien Amount with the Court: A lien can be removed from the property if you file a lawsuit and deposit the lien amount into the courts registry. This allows the parties to litigate the validity of the claim, without the lien encumbering the property.
The lien claimant must file a lien foreclosure action within 90 days of the date that he or she recorded the mechanics lien. Often a lien claimant with a valid claim will fail to follow through, making the lien invalid.
